W&Q Autumn 2025 Newsletter

Thank you for turning out in force to the TMO AGM held in July @ The Travelodge.

TMO Chair Jill Goddard thanked all Board members; various committee members; our contractors and the TMO Manager for their hard work throughout year and achieving our key priorities and targets.
We also talked through TMO’s 5-year draft business plan - thank you for all your feedback.

Three new Board members were appointed (elected) at the AGM and we would like to welcome Umran Malik, Leonna Staple and Amina Begum to the TMO Board. Amina was later appointed as the new TMO Treasurer.
We would also like to take this opportunity to thank two departing Board members, Daphne Luchtenberg and Sumeet Saini for their services to the Board. 
We have two vacancies on the Board and particularly encourage residents from Quentin House to get involved.

We are also forming a new Resident Repairs Group. This team of volunteers will work with Southwark Council and STMOC, providing practical feedback on the council's stock condition survey to help ensure our community’s needs are captured in future major works programmes. We're looking for anyone with a good knowledge of building maintenance or a keen eye willing to volunteer their perspective. If you are interested in joining either the Board or this new group, please contact Siraj, our TMO Manager.

The TMO warmly invites you to a Get-Together Fish & Chips Dinner!

The Tenant Management Organization (TMO) warmly invites you to our Get-Together Fish&Chips Dinner at Masters Superfish on Waterloo Road. Join us for a British staple, free of charge, on Monday, December 15th at 7:00 PM. The TMO will cover the costs for a Fish & Chips main (alternative options will be available) and a soft drink.

To reserve your place, simply complete the form on our website or reach out to our TMO Manager at the TMO office. Spaces are limited and will be filled on a first-come, first-served basis, so be sure to reserve early!

All reservations must be made by December 1st!

Garden Update….

For those who don’t know Webber Row Garden is a tranquil space situated in a quiet side street of the busy Waterloo Road. It is a private garden for residents only. It has been described by many as a beautiful rose garden with vibrant vegetable plots and an array of flower pots facing onto Webber Row itself.

Our TMO residents have been helping to maintain it when they are able to take time off from their busy lives. We are welcoming everyone to come and sit peacefully or participate in simple garden tasks, such as tending to the flowers, planting, or watering.
Quentin House also has an attractive lavender border in Gray St and shrubs and bushes in a modest space also maintained by our volunteer residents.

We are fortunate that Webber Row Garden was entered into London in Bloom 2025 as an award-winning neighbourhood space. The award is due to be collected towards the end of this year. We wish to extend our sincere thanks to our community gardener for all his hard work and to the charity BOST for their inspiration. We are also incredibly grateful for the support and goodwill of our resident volunteers, our TMO Manager, and the contractors from Eastside and Pinnacle. It is this wonderful collaboration that helps maintain our gardens and green areas so effectively.

Southwark Home Condition Surveys….

Southwark Council are carrying out a major survey to check the condition of all council homes, blocks and estates over the next four-year period. This is the largest survey of its kind in the UK and part of councils commitment to becoming a good landlord.

The survey programme will be delivered by their partners, Property Tectonics, on behalf of the council, and Webber and Quentin TMO have been selected for a sample survey of 20% of homes in the next six months. A further 20% sample will be undertaken in months 7 – 12 and 20% thereafter for years, 2, 3 & 4. 

What the survey covers - The survey is not about how residents look after their belongings or how clean their home is. The surveyor will only record the condition of key parts such as the kitchen, bathroom, windows, doors and heating systems. They will also check the home for energy efficiency and health and safety. As part of the external survey, drones will be deployed to capture condition data on hard to access areas such as roofs and fall safe systems.

The council will use the results to plan future improvements, upgrades and long-term investment to council homes. 2024/25 has been a successful year!

The year has been an incredibly challenging with staff changes midway through year.  Nevertheless, we have managed to achieve our targets in key areas of work we are monitored on by Southwark Council.  Overall, it’s been a positive year for our TMO – we are delighted to report we have achieved or exceeded all our key targets:

  • Rent:  Income Collection for the year was 102.84 %+ - target achieved. 

  • Overall improved cleaning and gardening: We achieved more than 99% ‘excellent’ or ‘good’ results during monthly estate inspections by Board Members

  •  221 Repairs were issued during the year and we met our target of 97% + repairs delivering on time.  97% satisfaction achieved on completed repairs and 97% repairs done ‘first time right’ on responsive repairs.  

  • Formal complaints and members enquiries: Responded to all complaints and councillors enquires within target times.  

  • Anti- social behaviour complaints: Dealt with all ASB complaints swiftly and within target times.

  • Target achieved on re-letting of empty properties. 

  • Tenancy Audits:  40 visits achieved last year and the remaining 60 tenants will be visited this year.  

We feel we are doing a decent job and providing a good service to our residents but your views and feedbacks are important to us as well.  You may share your feedback and suggestions via this form on our website by 14th November 2025.

Reporting repairs - Please call the TMO Office or email contact@wqtmo.org for any daytime non urgent repairs. All emergency and urgent repairs must be reported by phone on 020 7620 3001.
 
For emergency repair reports when no one is available via the number above, you can reach out to our emergency repair contractor, Eastside on 020 3633 1541. Only use this number if you are a council tenant, to report repairs such as blocked toilets, bathroom or kitchen back surging, flooding, water leaks or water penetrations, burst pipes, no power in the house, or if you are a vulnerable or OAP tenant and you are locked out.
 
Leaseholders are requested to report repairs or leaks from above directly to Southwark Council on 020 7525-2600.
 
Webber Row Gates - If there is a fault with the Gates, please call 020 7620 3001 (Mon-Fri 9.30am to 5pm) or email contact@wqtmo.org out of hours. A residents’ volunteer group is on hand to help reset and open the gates in the event of a fault outside office hours. They will be alerted when a fault is reported.

  • Replacement key fobs can be purchased from the TMO Manager for £20/ fob.

  • FB14 keys (for vehicular gates) are available free to each household from the TMO Manager

  • If there is a need to change or add a GSM number to the database to operate the gates remotely, there will be a charge of £10. Please email contact@wqtmo.org
