Webber & Quentin TMO AGM 2026

‍The Webber & Quentin Tenant Management Organisation (TMO) held its Annual General Meeting (AGM) on 11 July 2026, welcoming 30 members, together with 9 proxy votes and guests from Southwark Council's TMI and Governance Team.

This year's AGM was both a celebration of another successful year and an opportunity to remember the remarkable contribution of former Chair Jill Goddard, whose dedication and leadership helped shape the TMO over many years. The meeting began with members observing a one-minute silence in Jill's memory, reflecting on her tireless commitment to improving services, strengthening the community and supporting residents. Her legacy continues to inspire the Board, staff, volunteers and residents, and plans are progressing to create a lasting memorial to Jill within Webber Row Garden.

Meeting Chair Carl Gibbons paid tribute to Jill during his opening address, acknowledging the encouragement and guidance she gave to everyone involved with the TMO and vision that Jill championed.

The AGM reviewed another exceptionally strong year for the organisation. Members heard that the TMO had met or exceeded all of its key performance targets while maintaining excellent financial management and delivering high-quality services for residents.

Key achievements during 2025/26 included:

  • An overall financial surplus of approximately £34,000 through prudent financial management and outstanding rent collection performance.

  • Rent collection of 102.36%, exceeding the target and generating additional income for reinvestment.

  • 99% of repairs completed on time, with 100% customer satisfaction from residents who used the repairs service.

  • Average void turnaround reduced to just 7.5 days, significantly better than the 20-day target.

  • Estate inspections consistently achieving 100% Grade A or B standards.

  • Excellent resident satisfaction, including 97% satisfaction with estate cleaning and 100% satisfaction with grounds maintenance and repairs.

Members also heard about the continued success of the Garden Committee, including the award-winning Webber Row Garden, thriving community planting projects, successful resident events and ongoing plans to improve green spaces across the estate. The meeting recognised the outstanding contribution made by volunteers whose commitment has transformed local gardens into spaces that residents can enjoy together.

Following the presentation of the Annual Report and audited accounts, residents unanimously approved the key resolutions presented to the meeting. Members voted for the Webber & Quentin TMO to continue managing services on behalf of residents, demonstrating their continued confidence in the organisation and its resident-led approach.

Members also voted unanimously to allocate £30,000 of the year's surplus towards continuing the highly valued OAP and vulnerable tenants' decoration programme, alongside further investment in Positive Input Ventilation (PIV) installations, and essential kitchen and bathroom upgrades.

Looking ahead, the AGM agreed an ambitious programme for 2026/27. Priorities include working with Southwark Council to bring the TRA Hall back into community use, redesigning courtyard areas to improve recycling facilities and secure cycle parking, recruiting new Board members, expanding gardening opportunities, reviewing policies to maintain high governance standards, further developing the TMO website and delivering another full programme of resident events and activities.

The meeting also highlighted the continued strength of resident involvement. Four residents joined the TMO as new members during the AGM, and a number of residents expressed an interest in becoming involved with the Board and the Garden Committee. The TMO will be following up with those residents over the coming weeks to help them become actively involved in shaping the future of their community.

The Board would like to thank everyone who attended the AGM, submitted a proxy vote and continues to support the work of the TMO throughout the year. The excellent attendance, positive engagement and unanimous decisions taken at the meeting demonstrate the confidence residents have in their Tenant Management Organisation and its ongoing commitment to delivering excellent services, investing in homes and building an even stronger community for the future.
